Non-waterfront and waterfront activity rise to new annual records

Residential non-waterfront sales activity recorded through the MLS® system of Muskoka Haliburton Orillia – The Lakelands Association of REALTORS® numbered 91 units in December 2016, down 10.8 per cent from December 2015. This was still above both the five and 10-year average for the month.

On an annual basis non-waterfront sales were running at the highest level ever (2,262), up 10.1 per cent from 2015.

Sales of waterfront properties declined 27.7 per cent to 47 units in December 2016. This was still above both the five and 10-year average for the month.

On an annual basis waterfront sales were running at the highest level ever, up 11 per cent from 2015.

“While sales set a new annual record in 2016, the monthly trend has been showing some tentative signs of moderating a bit heading into 2017, although that may simply reflect a lack of available supply at the moment,” said Mike Taylor, President of Muskoka Haliburton Orillia – The Lakelands Association of REALTORS®. “On account of that ongoing supply shortage, there is likely to be further upward pressure on prices in 2017.”

The median price for residential non-waterfront property sales was $243,000 in December 2016, up 14.4 per cent from December 2015. On an annual basis the median price came in at $255,000, up nine per cent from 2015.

The median price for waterfront sales was a record $490,000 in December 2016, jumping 35.1 per cent from December 2015. On an annual basis the median price for waterfront property sales was $410,000, up 10.8 per cent from 2015.

The dollar value of all residential non-waterfront sales in December 2016 totalled $23.4 million, rising 4.7 per cent from December 2015. This was a record for the month of December.

The total value of waterfront sales was $30.2 million, an increase of 10.7 per cent from December of last year. This was a record for the month and marked the first December to reach more than $30 million.
