Residential non-waterfront sales activity recorded through the MLS® System for the Lakelands region numbered 243 units in August 2018. This was down 6.5% from August 2017 and stood in between the five and 10-year averages for August.
On a year-to-date basis, residential non-waterfront sales totalled 1,624 units over the first eight months of the year. This was down 25.3% from the same period in 2017.
Sales of waterfront properties numbered 241 units in August 2018. This was a decrease of 10.7% from August 2017.
On a year-to-date basis, waterfront sales totalled 1,193 units over the first eight months of the year. This was down 24.4% from the same period in 2017.
“Sales have been running close to average levels this summer, up from earlier this year but still below last year, and that remained the story in August,” said Wendy Webb, President of The Lakelands Association of REALTORS®. “With the market still very tight by historical standards, prices for both waterfront and non-waterfront sales are holding near record levels.”
The median price for residential non-waterfront property sales in August 2018 was $324,500, rising 10.7% from August 2017.
The median price for waterfront property sales in August 2018 was $514,000, climbing 14.2% from August 2017.
The total dollar value of all residential non-waterfront sales in August 2018 was $80.4 million, edging down 0.5% from the same month in 2017.
The total dollar value of all waterfront sales in August 2018 was $197.9 million, down 1.3% from the same month in 2017.
